What do you look for in a prospective tenant?
We expect tenants to be respectful of the property they are leasing, responsible in keeping the property in good condition, and prompt in their rental payments. We always conduct thorough background checks on applicants to ensure that the people who rent our properties can meet these expectations. We check applicants' local and national rental and credit histories, and we verify your employment history and income. We also follow up references with past and present landlords to confirm a history of timely rent payments and proper maintenance of the property.
Our application process complies with all local, state, and federal regulations governing rental agreements as well as with the current best practices of the property management profession. We strictly abide by the Landlord Tenant Code and follow all Fair Housing (HUD) Guidelines.

What properties are currently available?
Check our Available Listings for houses, condominium units, and apartments that are now available for rent. We provide detailed descriptions as well as photos of each property. -
What do I need to apply for a lease?
Use our online application form to apply for a lease on the property on the Available Listings page. Please be prepared to provide contact information for all employers and landlords for the past 4 years. All persons 18 years of age or older who will occupy the unit must complete an application. The application fee is $22.00. per adult. Our automated screening process guarantees you a quick response, and our friendly agents are ready to help you make a smooth transition into your new home. -
Can I rent on a month-to-month basis?
Initial long-term leases are a minimum of six months or up to one year depending on the preference of the owner and tenant. After the initial fixed lease, renters in good standing can in most cases renew on a six month or yearly basis. The owner must approve month-to-month lease extensions. -
Do you allow pets?
Pet allowances depend upon the wishes of the owner and on the policies of condominium and building associations. If the owner and the building allow pets, we will draw up a Pet Addendum to your rental agreement and add a pet deposit of 25% of one month’s rent to your deposit. You will be responsible for any damage your pet causes to the property as well as for other problems that may arise. -
How do I pay my rent?
Log in to your Tenant Portal to select a rent payment option. You may pay online every month or schedule an automatic monthly payment. You may also send payment by check to 3124 Brokaw Street, Honolulu, HI 96815. Make checks payable to Marie Hansen Properties, Inc. We only accept in-state checks. A special handling fee of $5.00 will be charged for paper checks. -
What is the Tenant Portal?
Log in to your Tenant Portal to make rent payments, set up an automatic payment plan, pay utilities bills, and submit maintenance requests. Visit the Tenant Portal Overview to learn how to use your Tenant Portal. -
What is the fee for a late rental payment?
Late fees are 10% of your gross monthly rent. All rents are due on the first day of each month. We will assess a late fee for any rent received after 5pm on the 1st day of the month. Late fees are never waived. -
How can I extend my lease?
About six weeks prior to your lease end date, Marie Hansen Properties will conduct a routine walk-through inspection of your property. If you are a tenant in good standing—that is, if you have paid the rent on time, followed all house rules, and kept the property neat and clean—then we will extend your lease for another six months to one year. In most cases, the only reason a good tenant may have to vacate is if the owner either moves back into the unit or places it on the market for sale. -
How can I terminate my lease?
You must give Marie Hansen Properties written notice of your desire to terminate your lease at least 30 days prior to the end of your fixed lease term by completing our online Notice to Vacate Form. -
What if I have a problem with my unit outside of business hours?
For after hours emergencies such as water leaks or fires, you may reach a property manager through the emergency cell phone number: (808) 391-1663.The emergency number will be listed on the rental agreement upon lease signing. If you must place a trouble call, be prepared to provide as precise a description of the problem as possible and provide all numbers where we can reach you. Please remember that in any emergency involving fire, flood, gas leaks, or natural disasters, you should call 911 and follow all instructions to ensure your safety. -
What will you look for in your move-out inspections?
Marie Hansen Properties conducts thoroughly documented move-in and move out inspections. We maintain the highest standards for the cleanliness and upkeep of the properties we rent. Our move-in inspection makes sure you are not held responsible for pre-existing issues; our move-out inspection holds you responsible for the condition of the unit when you vacate it. You will receive a copy of our Checkout Cleaning Guidelines when you sign your lease or you can download it here. Any damages caused by excessive wear and tear on the property can be charged to the tenant. -
